Know what to look for before small problems become big ones

Foundation problems don't announce themselves with a single dramatic event. They develop gradually, often over years, showing subtle signs that are easy to dismiss. Here are seven warning signs that Hill Country homeowners should watch for.

1. Cracks in Interior Walls

This is the most common sign homeowners notice first. Look for:

  • Diagonal cracks radiating from the corners of doors and windows (the most telling sign)
  • Horizontal cracks along the wall, especially where the wall meets the ceiling
  • Stair-step cracks in brick or stone exteriors following the mortar joints

Hairline cracks in drywall can be normal settling, especially in newer homes. But cracks wider than 1/8 inch, cracks that grow over time, or multiple cracks appearing together warrant a professional assessment.

2. Doors and Windows That Stick or Won't Close

When a foundation shifts, it distorts the frames of doors and windows. You might notice:

  • Interior doors that suddenly won't latch
  • Doors that swing open or closed on their own
  • Windows that are difficult to open or won't stay open
  • Visible gaps around door or window frames

Humidity can cause wood to swell and create similar symptoms, but if the problem persists through dry weather, your foundation may be the cause.

3. Uneven or Sloping Floors

Place a ball on your floor. If it rolls consistently in one direction, your foundation may have settled unevenly. Other signs include:

  • Floors that feel bouncy or springy in certain areas

  • Gaps between the floor and baseboards

4. Gaps Between Walls and Ceiling or Floor

As a foundation settles unevenly, it pulls structural elements apart. Look for:

  • Separation between the wall and ceiling
  • Gaps between the wall and floor
  • Crown molding pulling away from the ceiling
  • Countertops or cabinets separating from the wall

5. Exterior Brick or Stone Cracks

Exterior masonry is less forgiving than drywall and shows foundation movement more dramatically:

  • Stair-step cracks following mortar joints
  • Vertical cracks in brick, especially near corners
  • Gaps between brick and door/window frames
  • Bulging or bowing in brick walls

6. Water Intrusion in New Places

Foundation cracks create pathways for water. If you're seeing:

  • Water seeping through the slab after rain
  • New moisture in a previously dry crawl space
  • Damp spots on basement or foundation walls
  • Musty odors that weren't there before

These can indicate both foundation cracks and drainage problems that need attention.

7. Chimney Leaning or Separating

Chimneys are heavy structures on their own footings. When soil shifts, the chimney can lean away from the house or a gap can appear between the chimney and the main structure. This is both a foundation problem and a safety concern.
